Residential Conveyancing

All our conveyancing fees are bespoke and an estimate of charges will be given at the outset of each transaction.

Whilst every effort is made to ensure that the estimate is accurate, sometimes unforeseen circumstances may arise which may result in additional time being spent causing an increase in the anticipated work levels.  If this happens, then the client will be advised of any prospective fee increase at such time.

Our standard introductory level of fees is as follows for sales and purchases:-

£100,001 – £150,000 £475 Plus VAT
£151,000 – £200,000 £500 Plus VAT
£201,000 – £350,000 £550 Plus VAT
£351,000 – £500,000 £650 Plus VAT
over £500,000 £700+ Plus VAT

Where applicable there will be additional costs involved as follows:-

SDLT (Stamp Duty Land Transaction) Fee £50 Plus VAT
Help To Buy Scheme Or Shared Ownership £100 Plus VAT
Help To Buy ISA £50 Plus VAT
New Build £150 Plus VAT
Leasehold £100 Plus VAT
Case Management Fee £20 Plus VAT
Postages £30 Plus VAT
Transfer of Equity Fee £300 Plus VAT No Mortgage

£350 Plus VAT With Mortgage

 

There will also be additional expenses known as disbursements, which we pay out to third parties as follows:-

With regards to purchases, Land Registration fees are incurred on a scale determined by the Land Registry and are fixed.

Again, on purchases, there may be Stamp Duty payable calculated on the purchase price of the property and your personal circumstances and whether you already own another property or if there is a matrimonial Court Order.  The amount payable can be calculated by visiting the Government’s HMRC website: https://www.gov.uk/stamp-duty-land-tax

These are the most common searched commissioned but some may not be required, depending on the location of the property.

The client will be advised of this at the time of the estimate is given.  Normally, any estimate given will only include the local search fee.

In some leasehold cases fees may be payable to management companies/ground rent collectors for providing management packs in relation to sales and post completion requirements on purchases for example, notice of Transfer of Ownership,  Notice of Mortgage and Deeds of Covenant.

In certain cases we may have to carry out a Lawyer Checker enquiry at £10.00 plus VAT and an Anti-Money Laundering Search (per name) at £7.50 plus VAT.
